Architekton’s, the Greek word for Master Builder, created some of the world’s most iconic structures. Structures like the Theatre of Dionysus, the Parthenon, the cathedrals of Europe, the London Bridge, and the White House.

The modern era gave us silos and specialties which over time, created environments which often left project teams pointing fingers leading to delays, overruns and disputes.

Today’s Master Builders, aka “Design-Builders” effectively address accountability, quality, cost, and time, through a single entity that provides architecture, engineering, and construction expertise.

Twenty years ago, the Construction Industry Institute (CII) published a report titled, “A Comparison of U.S. Project Delivery Systems,” which benchmarked the performance of design-bid build (DBB), construction manager at risk (CMR) and design-build (DB) projects. The analysis concluded that DB projects outperformed both DBB and CMR relative to unit cost, overall project cost, schedule growth and speed of delivery.

In 2018 CII conducted a new study and it found that after twenty years, DB projects are still delivered faster and with greater reliability in cost and schedule performance.

Ultimately, the design-build delivery method minimizes an owner’s risk, reduces over all project cost, increases project delivery speed, fosters innovation and collaboration, ensures a competitive bidding process, and produces a quality project in both form and function.
